That scene is not only touching and funny, it's so beautifully timed that what could have been a hopeless mess is perfectly easy to understand.  A quiet little masterpiece by all concerned.

I saw it much more blatantly:  John misunderstood, he thought the previous tenant still had to move out his stuff and soon realised by Sherlock's response that it was all his...therein lay the humour and yes, as with all humour, timing is everything.
